What a Listing Doesn't Tell You
A listing shows you an asking price. It does not tell you whether that price holds, whether the submarket is turning, or whether the quoted rent is real.
Most commercial brokers can get you a market report. We run the analysis in-house, against your building and your submarket, so what comes back is an answer about your decision rather than a description of the market.
A market report tells you what comparable buildings leased last quarter. The analysis tells you what yours will do, at what price, and why. One is information. The other is an answer.
